DISBURSEMENTS INCLUDE:
• Local Search Fee/Mining Search/Drainage Search/Commons Search/Brine
Search/Environmental Search - (as and when applicable) – approx.
£120-£250 - including approx. £2.98 VAT where an Agency
Personal Search (“APS”) is undertaken, depending on which
searches are necessary. Where an APS is used an arrangement fee will be
added but the overall cost will not exceed the published fee charged by
the relevant Local Authority or Statutory Body.
• Land Registry Fee (depending on the price of your purchase) £40.00-£700.00
• Search Fees (e.g. Bankruptcy Search & Land Registry Search)

• Stamp Duty is payable as follows:-
o Value up to £120,000 - Nil
o Value up to £150,000 in disadvantaged areas - Nil
o Value £120,001 - £250,000 - 1% of the purchase price
o Value £250,001 - £500,000 - 3% of the purchase price
o Value Over £500,000 - 4% of the purchase price

• Contribution to Office Professional Indemnity Insurance - £29.00

• Additional Non-routine work and miscellaneous small payments
including additional postages, photocopying, telephone and fax charges
and other expenses, where appropriate, which are over and above the usual
incurred, for example where you request us to deal with additional third
parties or where unforeseen complications arise on your transaction. This
will be charged at £150.00 per hour and £15.00 per letter/telephone
call.
